Management agreement
Last updated 17 October 2026
Our standard terms for managing a home: the service, the fee, the money, the calendar, and how either side ends it.
This agreement is between Homlee Enterprises Private Limited, trading as Homlee Assist (“we”, “us”), and the owner of the home (“you”). It applies once we have both signed the onboarding schedule for your home, which records the home, the service, your fee and your bank details. If the schedule and these terms disagree, the schedule wins.
1. Words we use
- The home: the property named in the schedule, with its furniture and fittings.
- The service: End to end or Offsite, as chosen in the schedule.
- A booking: a paid stay at the home, from any booking platform or direct.
- Booking value: what the guest pays for the stay, before taxes and before the platform’s own charges.
- Statement: the monthly account of bookings, deductions and the amount paid to you.
2. The service
End to end. We run the home completely: listing and distribution, pricing, guest messaging and screening, housekeeping and turnover, maintenance and inspections, household supplies, a local caretaker, and the permits the home needs.
Offsite. We run listing and distribution, pricing, guest messaging and screening, damage claims and your monthly statement. Housekeeping, maintenance and supplies stay with you or your vendors, and we give guidance on taxes and permits rather than filing them.
The management page sets out who does what under each service. Work outside the service, such as design or a renovation, is quoted and agreed in writing before it starts.
3. What we do
- Run the home with the care and skill of a professional manager.
- Keep one calendar across every platform, so a night is never sold twice.
- Screen guests before a booking is confirmed, and make house rules part of every booking.
- Tell you promptly about anything serious at the home: damage, a complaint, a safety issue.
- Keep accurate records of every booking and every cost, and show them on your statement.
We do not promise a level of bookings or earnings. Estimates we give you are estimates.
4. What you do
- Confirm that you own the home or have the right to let it, and that short stays are allowed by your lease, society or RWA rules, and local law.
- Keep the home safe, legal and in good repair, with working utilities.
- Keep the home insured for its rebuild value and contents, and tell your insurer it hosts short stays.
- Take bookings only through us while the agreement runs, so the calendar stays true.
- Give us accurate information, and tell us within 7 days if anything material changes, such as a sale or a new rule from your society.
- Pay your own income tax on what the home earns.
5. Your own stays
You can block dates for yourself, family or friends. Ask through us, at least 14 days ahead where you can, so the dates are closed before a guest books them. Nights already booked by a guest stay with the guest.
6. Our fee
- Offsite: 12% of the booking value, excluding taxes.
- End to end: the percentage of the booking value recorded in your schedule, set for your home at onboarding.
We earn the fee only on bookings that pay. If a booking is refunded, the fee on the refunded part is refunded with it.
The platforms’ own charges, and costs you approve in advance, such as repairs or a noise monitor, are shown on your statement and deducted before payout. We never add a cost you have not agreed to, except an emergency repair needed to keep a guest or the home safe, which we tell you about the same day.
7. Payments and statements
Booking payments are collected into our account. By the 10th of each month we pay you, by bank transfer, what the home earned in the previous month after our fee and the deductions in section 6, with a statement showing every booking and every deduction.
A booking that spans two months is paid in the month the guest checks out. If a guest is refunded after you have been paid, the refund is deducted from your next payment.
8. Cancellations and damage
Guest cancellations follow the cancellation policy on the home’s listing, which we agree with you at onboarding.
Every booking carries house rules, backed by a deposit or the platform’s damage protection. If a stay causes damage, we gather the evidence and make the claim for you. We cannot guarantee what a guest or a platform will pay, and we are not responsible for damage we could not reasonably have prevented.
9. Term and ending
The agreement starts on the date in your schedule and runs until either of us ends it. There is no minimum term.
Either of us can end it by giving 30 days’ notice in writing. Bookings that end within those 30 days go ahead as normal. For bookings after the end date, we either hand them to you or cancel them under the platform’s rules, whichever you choose, and we unlist the home.
Either of us can end it at once if the other seriously breaks it and does not put it right within 7 days of being asked, or if the home becomes unsafe or unlawful to let.
We send your final statement and payment within 30 days of the end date.
10. Liability
We are responsible for our own mistakes and our own people. We are not responsible for what guests do, beyond making the claims in section 8, or for losses from events outside our control, such as a natural disaster, a utility failure or a change in the law.
Our total liability to you under this agreement is limited to the fees we received for your home in the 12 months before the claim. Nothing here limits a liability that cannot be limited by law.
11. Confidentiality and data
We each keep the other’s business information private, during the agreement and after it ends. We handle guests’ and your personal data as the privacy notice and the law require.
12. Changes to these terms
If we change these terms, we email you at least 30 days before the change takes effect. If you do not accept it, you can end the agreement before then under section 9, with no charge.
13. Notices
Notices go by email: to you at the address in your schedule, and to us at admin@homlee.co. A notice counts as received the working day after it is sent.
14. Law and disputes
If something goes wrong, tell us first and we will try to settle it with you within 30 days. This agreement is governed by the laws of India, and the courts of New Delhi have exclusive jurisdiction.
15. General
The schedule and these terms are the whole agreement between us. If a court finds any part invalid, the rest still applies. Not enforcing a term straight away does not mean giving it up. Neither of us can transfer the agreement to someone else without the other’s written consent.
